Standard Terms and Conditions of Temporary Holiday Accommodation for Bed + Bauhaus

We aim to provide our guests with an exceptionally clean, safe and enjoyable overnight experience. To maintain the high standard our guests expect we require certain conditions to be complied with, both before and during the stay. Please note that variances can be agreed on but only by prior arrangement with the owner in writing. The following Terms + Conditions/House Rules are based on industry standards and procedures.

1. Arrival + departure:

1a. Arrival – check-in time is between 2pm – 6pm (later by arrangement).

1b. Departure – check-out time is 10am (or before).

1c. Occupancy times are set to allow preparation of the property for subsequent guests. The property should be left in a similar state to its condition on arrival.

2. Payment + Cancellation Terms:

2a. Options: Bank transfer, MasterCard Visa.  A surcharge of up to 2.4% will apply to each credit card payment; surcharges are non-refundable as they collected directly by a secure third-party provider.  Bank fees, if applicable, are to be paid by the guest and are not deducted from the stay amount.

2b. Balance: Payment of the full rental amount must be received in full 30 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let it. Payment of the rental amount constitutes the guest’s acceptance of these Terms + Conditions.

2c. Cancellation by guest: Free cancellation up to 30 days before the stay; cancellation must be made by 12.00pm on the 30th day before check-in.  Cancellation within 30 days of booking – money paid is not refundable unless the suite is re-let for the entire period, and if a refund is made due to the property being re-let then a $50 cancellation fee will apply.

2d. Cancellation by owner: The owner will make every effort to ensure the property is available as booked. However, the owner reserves the right to make alterations to bookings due to unforeseen circumstances.  If the owner cancels, any stay payment is refunded.

2e. Variations: There may be a variation to the cancellation period depending on the booking agent used to make the reservation – please check specific information associated with your booking.  If you are unsure, please ask.

3. Conditions of occupancy:

3a. Occupancy: The number of guests should not exceed 2 per suite at any time.

3b: Children: Anyone under 18 yrs old is not permitted as a guest. Guests may be asked for proof of age.

3c: Pets: Pets are not allowed.

3d: No smoking: For safety, health, hygiene and to maintain an odor-free/allergy-free environment, smoking is strictly prohibited anywhere on the property. We do not permit smoking tobacco, marijuana, drugs, e-cigarettes, vape pens, vaping, cartridges containing the liquid of nicotine, hookahs, incense, cooking, cigars, candle burning, the use or diffusing of patchouli oil or other strong-smelling plant-based essential oils or synthetic products.

3e: Diffusers/vaporizers: Candle, incense, essential oils (diffusing, vaporizing, etc.) are prohibited.

3f: No cooking: For safety, health, hygiene and to maintain an odor-free/allergy-free environment, preparation of food in the suites by any type of cooking appliances is prohibited. A minimum fee of $300.00 will be charged for cooking in a room, including, but not limited to coffee makers, sandwich press/toasters, hot plates, toaster ovens, water heaters, rice cookers, combustible, open flame, barbecue grill, burners, heating appliance, or any other item intended for cooking. A toaster, kettle, bar fridge and a coffee machine (with pods) have been provided for guest use.

3g: Fires/BBQ: Open fires, flames, BBQ or cooking grills, either charcoal or gas, and fireworks are not allowed anywhere on the property in the interests of preventing accidental fires and pollution. There are numerous free electric BBQ facilities in the Capes region for public use.

3h: Outdoor/sports equipment: No outdoor equipment is permitted inside the suite, including but not limited to bicycles, surfboards, camping equipment, fishing tackle, portable fridges. Secure storage can be made available on site for guest use.

3i: Washing clothes/crockery/personal items: For safety, health, hygiene, to maintain an odor-free/allergy-free environment, and to ensure the enzyme water system is not compromised (refer 5c), washing or rinsing clothes, crockery, or cleaning any personal items in the suite is not permitted. Please do not hang damp, wet or dripping clothes/fabrics/towels in the suites. Alternative options have been made for guests to ensure these situations are avoided – if unsure, please ask.

3j: Additional bedding: For safety, health, hygiene, to maintain an odor-free/allergy-free environment bringing additional bedding into the suite is not permitted, including but not limited to mattresses, pads, foam supports, blankets, sheets, electric blankets. A selection of European and regular pillows have been provided, but if you have a special pillow you travel with, we will provide clean cases for the duration of your stay.

4. Disturbance

4a: Gatherings/visitors: Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial, unless otherwise agreed with owner. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.

4b: Noise: Disturbance to our neighbors, including excessive noise, is prohibited and may result in termination of rental and immediate eviction from the property.

4c: Privacy: The privacy of other guests, residents and neighbors must be preserved at all times. The use of drones, or similar intrusive devises/activities on the property is not permitted.

5. Damage

5a. General responsibility: Damage to suites (building, fixtures, furnishing and equipment), breakages, theft and loss are the guest’s responsibility during their stay. Any costs associated with repairs and/or replacement will be charged to the registered guest.

5b: Keys: Loss of key will incur an additional fee of $180 to cover replacement of all locks to the suite.

5c: Waste water system: Blockage or damage to the ATU (Aerobic Treatment Unit) as a result of misuse will incur the cost of a technician call-out and system service – a minimum fee of $300. This may occur as a result of inappropriate activity, including but not limited to using toilet paper other than that supplied in the suite; flushing tissues, sanitary items or any other foreign matter down the toilet; using anti-bacterial toiletries and antiseptics; rinsing crockery with oils and fats in the bathroom sink; washing or rinsing clothes in the shower/bathroom sink. Alternative options have been made for guests to ensure these situations are avoided – if unsure, please ask.

5d. Upholstery/linen: Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets, pillows, cushions, seating and other upholstery resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article.

5e. Loss: The owner takes no responsibility for the guest’s personal property.

6. Breach of Terms + Conditions

6a. A breach of the above Terms + Conditions of stay, refer sections 1-5 above, plus any specific house rules at the time of check in, such as Covid protocols, will result in immediate termination of rental.  The guest(s) will be asked to leave the property immediately, forfeiting any payment held – there will be no refund of un-used days.  Depending on the nature of the breach, there may be a loss of bond and/or additional payments to cover any damages.
